We start with a working session, not a sales call. Yield targets, suburb shortlist, capital growth thesis, hold period, leverage position, exit triggers, and the type of stock you will and will not accept. Every later decision answers back to this brief, in writing.

Stage Two

Pre market Sourcing

We work the off market and pre market channels actively, agent relationships, vendor advocates, distressed sale referrers, surfacing investment stock before it reaches the public portals. The deals that move portfolios forward almost never appear on realestate.com.au.

Stage Three

Inspect & Diligence

Personal inspections only. For every shortlisted property: comparable sales, gross and net yield modelling (vacancy, body corp, management included), capital growth thesis, identified risks, value add upside, and a candid recommendation in a written investment dossier.

Stage Four

Negotiate & Acquire

We negotiate the deal cleanly, protecting day one equity, defending the off market vendor relationship, and coordinating the contract through your conveyancer and broker. Settlement is the start of the engagement, not the end.

Stage Five

Value add execution

Where the property has uplift in it, we run the trades and build team to investor grade scope, written for return, not for residency. Weekly written progress, defended budget, defended timeline. Forced equity, on a timeline you can plan to.

Stage Six

Revalue & Redeploy

Bank revaluation timed to the right comparable cycle, with the right valuer, through the right lender. Equity released, not parked. The next acquisition is already in pipeline before the deposit lands, the loop continues without dead capital between deals.
