Investment property questions, answered plainly.
Are buyers agent fees deductible against investment property?+
For investment property purchases, a buyers agent fee is generally added to the cost base of the property, which can affect capital gains tax on eventual sale. Renovation and build management fees may be treated differently depending on whether they relate to capital works or assessable expenses. Confirm the treatment with your accountant for your specific structure.
What if you cannot find a property that meets the mandate?+
The Pre market Acquisition engagement secures sourcing for an agreed period, typically six months. If a property meeting the mandate is not surfaced, extension or refund terms are handled per your engagement letter. We would rather extend than push you into stock that does not fit.
Do you take referral kickbacks from selling agents?+
No. Equity Lift represents the buyer exclusively. We do not accept rebates, marketing referrals, or incentives from selling agents, vendors, builders, brokers, or any other party in the transaction. Our fee is paid only by the buyer who engaged us.
Can you help with SMSF investment property acquisition?+
Yes. We work with SMSF trustees and their accountant, broker, and conveyancer to keep the investment mandate, finance constraints, contract timing, and property selection aligned. We do not provide financial advice, but we can source and assess compliant investment property opportunities against the brief.
Do you work with first home buyers or owner occupiers?+
No. Equity Lift works with investors only. We deliberately decline first home buyer and owner occupier engagements so that every relationship, every off market vendor, and every trade partner in our network is geared to investor outcomes.
Can the value add and build team work on a property I already own?+
Yes. The Value add and build engagement is available standalone for investors who already hold stock with obvious upside. We will run the highest and best use review first and only proceed if the numbers genuinely support the scope.
Do you operate outside Melbourne?+
Our deepest expertise and our deepest off market network are in Greater Melbourne. We operate across regional Victoria where the investment thesis is strong. For interstate engagements, we work case by case through trusted partners.
